Is the Free tier really free?

Yes. No credit card, no trial clock, no data expiration. You get unlimited access to every public page on ParcelIntel — 500K+ parcel pages, every town and ZIP, the Long Island distressed feed, and the weekly email digest. Plus 5 full parcel reports and 2 prospecting scores per month, which unlock owner names, exact arrears amounts, filing dates, owner tenure, and distress signals. Upgrade only when your deal volume outgrows the limits.

What happens after the 7-day trial on paid plans?

If you started an Explorer / Investor / Builder trial and don't convert, your account automatically drops to our Free tier. You keep access to every public parcel and town page, 5 full parcel reports per month, 10 foreclosure-feed reveals, and the weekly digest email. Saved parcels, reports, and watchlists you created during the trial are preserved (not deleted) — you'll need to upgrade to edit or run new enrichments against them.

Can I switch plans later?

Absolutely. Upgrade or downgrade from your billing settings at any time. Upgrades take effect immediately; downgrades apply at the start of your next billing cycle.

What counts as an “enrichment”?

Each data action on a parcel — GIS lookup, tax scrape, permit check, scoring calculation, comp lookup — uses one enrichment. A thorough analysis of a single parcel typically uses 5-8 enrichments. Viewing parcels and browsing results is always free.

What is Owner Intelligence?

ParcelIntel indexes 33,000+ vacant land owners across Long Island. On Investor and Builder plans, you can search by owner name to see their full portfolio of holdings, identify land-bank investors, and spot motivated sellers with distressed properties.

Do all plans include the same tools?

Yes. Every plan includes Parcel Analyzer, Flip Underwriting, Deal Finder, County Clerk record lookups, and Comp Reports. Higher tiers unlock more volume, Owner Intelligence features, and team collaboration.

What is the Foreclosure Early Warning system?

ParcelIntel monitors thousands of residential properties for signs of financial distress — unpaid taxes, liens, lis pendens, and demolition orders. Properties are scored and ranked so you can identify motivated sellers months before a property hits the county auction. A public teaser version lives at /distressed (anyone can browse). Full owner/arrears/score details are available on Investor and Builder plans.

What CRM integrations do you support?

Explorer+ unlocks our enriched CSV export — every signal, score, and skip-traced contact in a single file, ready to drop into any CRM. Investor+ adds a Zapier integration (push any of 5,000+ apps on 4 event types: new motivated parcel, foreclosure stage change, saved-search match, watchlist update) and a native HubSpot OAuth connection that writes ParcelIntel alerts as HubSpot contact notes. Builder unlocks custom HTTPS webhooks with HMAC-SHA256 signing for data warehouses and custom integrations. Details at /integrations.

What is Skip Trace?

Skip tracing reveals contact information (phone, email) for property owners. ParcelIntel automatically resolves candidates from public records, then you choose which contacts to reveal. Each reveal uses one skip trace credit. Available on Investor (50/mo) and Builder (150/mo) plans.

What area does ParcelIntel cover?

ParcelIntel provides deep data coverage across Long Island — Suffolk and Nassau counties, NY — including parcel data, owner records, multi-year tax history, permits, deed transfers, and foreclosure intelligence. We're expanding to additional tri-state markets soon.
