Terms of Service

1. Acceptance of Terms

By accessing or using ParcelIntel ("the Service"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.

2. Description of Service

ParcelIntel is a real estate intelligence platform that provides parcel analysis, comparable sales data, owner intelligence, flip detection, and foreclosure monitoring for Suffolk County, New York. The Service aggregates publicly available data and presents it through analytical tools.

3. Account Registration

You must provide accurate information when creating an account. You are responsible for maintaining the security of your account credentials. You must be at least 18 years old to use the Service.

4. Subscription Plans

The Service offers three subscription tiers: Explorer, Investor, and Builder. Each plan includes a 7-day free trial. After the trial, you will be charged the applicable subscription fee unless you cancel. Plan features and limits are described on our pricing page.

5. Payment and Billing

Subscriptions are billed monthly or annually through Stripe. You authorize us to charge your payment method on file. Failed payments may result in service suspension. You may cancel at any time through your billing settings.

6. Usage Limits

Each plan includes monthly usage limits for enrichments, searches, and other features. Usage resets on the first of each month. Exceeding limits will result in feature restrictions until the next billing cycle or an upgrade.

7. Data Accuracy

ParcelIntel aggregates data from public sources including county GIS systems, clerk records, and tax portals. While we strive for accuracy, we do not guarantee the completeness or accuracy of any data. The Service is not a substitute for professional appraisals, title searches, or legal advice.

8. Acceptable Use

You may not:

  • Use the Service for any unlawful purpose
  • Resell, redistribute, or sublicense access to the Service
  • Attempt to reverse-engineer, scrape, or extract data in bulk
  • Interfere with the Service's infrastructure or other users
  • Share account credentials with unauthorized parties

9. Intellectual Property

The Service, including its design, algorithms, and proprietary scoring models, is owned by ParcelIntel. Public data sourced from government agencies retains its original public domain status. Reports generated through the Service may be shared with clients and colleagues.

10. Limitation of Liability

THE SERVICE IS PROVIDED "AS IS" WITHOUT WARRANTY OF ANY KIND. PARCELINTEL SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, OR CONSEQUENTIAL DAMAGES ARISING FROM YOUR USE OF THE SERVICE. Our total liability shall not exceed the amount you paid in the 12 months preceding the claim.

11. Termination

We may suspend or terminate your account for violation of these terms. You may cancel your subscription at any time. Upon cancellation, your access continues until the end of the current billing period.

12. Changes to Terms

We may update these terms from time to time. Continued use of the Service after changes constitutes acceptance. Material changes will be communicated via email.

13. Governing Law

These terms are governed by the laws of the State of New York. Any disputes shall be resolved in the courts of Suffolk County, New York.
